They need to register the place and the government needs to approve them to operate an accommodation business. There are also some requirements. One of them is that the owners need to live in the same accommodation they rent out.

Landlords are expected to mention if their property is registered in their ad but often this cannot be found. We recommend contacting the host if you’re concerned about the legitimacy of the property you’re looking at.
But you may wonder if it’s worth the trouble. The police is not actively on the look-out for unregistered properties and you won’t be in problem if you’re staying in one.
Occasionally police might address tourists who are in a non-tourist region to ask what they are doing there. If you think your property is not legal you can say that you’re staying at a friends place. If you say that you’re staying at an Airbnb they may ask for more details to check the legitimacy of that property.
Police will never give you a hard time. It’s the owner who might be in trouble as he is not approved and not paying taxes.

We limited our selection of properties to those located in popular tourist areas. Which leads us to the question of which area to stay in while in Busan.
Let’s start by saying there is no best area to stay in. All the areas we cover in this blog post have their advantages and disadvantages.

We also tried to limit our selection to apartments hosted by Super hosts. Unfortunately, this wasn’t always possible. For every property we discuss, we have mentioned whether or not it is a super host
Super hosts are experienced hosts that are recognized by Airbnb for their exceptional quality. They respond quickly to guests’ requests, at least 80% of their reviews are 5-star (with an overall average of 4.8 or higher) and they rarely cancel reservations.
Especially the latter is important as this gives you peace of mind.
Nothing is more annoying than having to look for new accommodation at the last minute when your reservation is canceled a few months or weeks before your planned travel date.
English speaking host
An English speaking host was the third criteria we used.
We stayed in an accommodation in South Korea where the owner did only speak Korean.
Although we managed to understand each other our conversations were kept to a minimum, the payment, and a short tour around the property to show the available amenities.
If your host speaks English he will be able to enlighten you about the nearby sights and his favorite bars and restaurants.
This personal touch is one of the main reasons we choose to stay in Airbnb’s so that’s why we made it a criterion.

Seomyeon
If this is your first visit to Busan you will probably want to discover as much of the city as possible. A central location with good access to public transport can help you with that.
Therefor, our advise would be to stay in Seomyeon.
Seomyeon lies in the center of Busan and offers great public transportation options to a lot of Busan’s highlights.
The Seomyeon Shopping District has everything from cosmetics over fashion to numerous bars and restaurants. It’s popular with young people and lively well into the wee hours.
Still, those who want to combine shopping and sightseeing might prefer Nampo-dong. The old downtown area of Busan has it all. You will find affordable stores as well as high-end international brands.
By staying here you are staying in what we think is the best shopping district.
In Nampo-dong you are also within walking distance of the Jagalchi fish market, BIFF square, Busan Tower and the Lotte department store underneath the Lotte Tower.
Because Nampo-dong is closer to these sights it is more touristy and you will see this reflected in prices in restaurants and accomodation.
Where to stay in Busan if you want to make use of public transport
When you have to rely on public transportation, we highly recommend staying in Seomyeon.
Seomyeon is the only district where you have direct access to the two key subway lines of Busan, line 1 and 2. These lines take many of Busan’s main attractions.
Although the other districts we cover in this article are also connected to Busan’s extensive subway network those would require you to transfer. That would make your trip a little or sometimes much longer.
The best area to stay in Busan for nightlife
Haeundae, home to the eponymous famous beach, is a popular tourist hang-out. It has a lively nightlife scene. You will find casual bars mixed with trendy cocktail venues.
Restaurants cater to all tastes. There is excellent Korean food but if you crave for a burger, a burrito or a pasta you will have no problem finding these.
Seomyeon is also known for its nightlife. The area mainly attracts a young and local crowd. Because of this the prices are somewhat lower. You will not find as much international options but it is a good place to mingle with the locals.

Best neighborhood in Busan for families with children
If your primary goal is sightseeing, I would advise staying in a central area like Seomyeon. It is a vibrant neighborhood, lively well into the wee hours, but it is perfectly safe. If you choose an accommodation a little away from the nightlife hot spots you shouldn’t have problems sleeping.
If you plan on spending the majority of your time on the beach you’re better off staying in Haeundae or Gwangan. Both districts are family-friendly. The first is more upscale but also somewhat more remote.
Therefor, if your plan is to include some sightseeing during your visit it is better to opt for Gwangan which is more centrally located.
Sasang is another lovely family-friendly district. The riverside walk and the park are nice areas to play and relax with your kids. Unfortunately, it is at the outskirts of the city, far from popular sights and not that well-connected. I would only opt to stay in this area if you have a rental car.
The best area to stay in Busan for the beach
Busan’s beaches are famous. You’ve come to the right place if you want to spend some lazy days sunbathing while your kids build sandcastles.
The two most popular beach areas are Haeundae and Gwangan. There are numerous accomodations in both.
Haeundae is more international and more sophisticated. It’s also a little away from downtown. Gwangan is more centrally located and is better if you want to soak up the local atmosphere.

Best Airbnb Haeundae
Haeundae is a popular holiday destination in South Korea. It is famous for its beaches. They attract many local tourists and tend to get crowded in summer.
Haeundae is located slighthly outside Busan. It is a great choice if you want to relax at the beach but not ideally located for sightseeing. Busan’s sights are spread out across the whole city. Some are located in and around Haeundae but others are at the far other side of the city.
Shopaholics can indulge in the world’s largest department store, Shinsegae Centum City. The shopping paradise is located inland but can easily be reached by subway.
During sunset, you can join the many couples for a stroll along Dalmaji-gil Road. It is famous for the beautiful ambience, its views of the blue ocean, the pine tree forest, and the white sandy beach. Another evening you can head over to the Dongbaek peninsula for an at least equally good experience.
Haeundae has an active nightlife scene although it is not as vibrant as Seomyeon. Those looking for a wild and loud party can choose from different bars but parties in Seomyeon tend to continue well into the wee hours whereas Haeundae becomes more quiet after 11 PM.

Beach lovers may have a hard time choosing between Haeundae beach and Gwangan beach. International tourists tend to flock more to Haeundae, locals seem to prefer Gwangan.
That’s why Gwangan is somewhat cheaper and offers more opportunities to mingle with the locals. If you’re looking for a more authentic experience you will probably want to come here.
In comparison, Haeundae is sometimes seen as a “m’as-tu-vu” place.
Gwangan also beats Haeundae when it comes to panoramic views. Once the sun sets you will enjoy impeccable views on the beautifully-lit Diamond bridge.
Overall Gwangan offers a more laid-back vibe. If you are looking to meet expats and long-term travelers, this is the perfect place for it. Seomyeon is the commercial center of this bustling metropolis. It acts as the central transportation hub. At the heart of the district is the Seomyeon subway station where the two major lines in Busan’s network cross.
These metro lines swiftly take you to popular tourist attractions such as the Beomeosa Temple, Haeundae Beach, Jagalchi Market (including the Busan tower and Lotte Department Store) and Gwangalli Beach.
Bujeon station, one-stop North on line 1, is the terminal station of the East line, officially the Donghae Nambu Line, operated by Korail. Trains for Gyeongju leave from this station. If you stay in Seomyeon you can easily do a day trip to Gyeongju.
Seomyeon 1 Beonga street is where all the action is. Freely translated 1 Beonga means ‘First street’. It is the main street of Busan and one of the busiest streets of the city.
The street is also known by many other names such as Food street or Art street. It’s a pedestrian street and the place to go for a drink or a meal. You will find cheap bars and restaurants.
There are regular street performances, especially during the weekends.
Seomyeon started as a hotspot for everybody young and trendy but now also draws national and international tourists. There party scene is still very much present and the bars and clubs still attract an overwhelmingly young crowd.
Shopaholics love the gigantic Lotte Department Store and bargain hunters rave even more about the huge underground Seomyeon shopping complex with a wide range of shops selling all kinds of goods at very affordable prices.

It’s also a good place to stay for sightseeing. You’re close to the Jagalchi fish market, the Lotte department store, BIFF square where the International Film Festival is held yearly, and the Busan tower.
Nampo-dong is also known for its street food scene. Stalls are selling Korean specialities but as the Korean cuisine is also influenced by the outside world you will find an international mix that caters to all tastes. It’s a true foodies paradise.

The apartment in on the third floor and is accessed via a quaint staircase that really adds to the charm of the place. Unfortunately it makes it less convenient if you’re traveling with a lot of lugage.
Some guests mention that the room isn’t very soundproof and that they could hear the voices of the guests in the other rooms. If you are a light sleeper, you may want to consider staying elsewhere.

Overall, it makes a great home base for sightseeing Busan.

Best Airbnb in Kyungsung
If you are looking for a non-touristy place to stay in Busan then Kyungsung, named after the local university, might be the place for you.
Because of the presence of not one but two universities (Bukyoung university is also just around the corner) it has a student-like vibe but many expats also call this place home. You will find many vintage and boutique shops and the student-scene has also attracted many affordable bars and eateries.
Clubs are open Thursday to Saterday and often feature live bands. These places are popular with foreigners and because of the many expats that frequent them they usually have english speaking staff.
Unfortunately Kyungsung is not particularly well located for any of the key tourist attractions in Busan. The closest highlight is Gwangali beach and this is about 30 minutes with either bus or subway.
How to get here by public transport? Subway line 2 stops at Kyungsung University.

Best Airbnb in Sasang
Sasang is another non-touristy district in Busan. It’s located across the river from Gimhae International Airport, Busan’s main airport.
It’s a good location to stay if you are arriviving on a late flight or leave early morning. You are at the aiport in a mere 15 minutes. The light rail train connects Sasang with the airport.
Right next to the Sasang subway station is Busan’s West Intercity Bus Terminal also known as Busan Seobu Bus Terminal.
This terminal is smaller than the central bus terminal but is in a better location. Ironically the central bus terminal is nowhere near the center. It is actually far North of Busan at Nopo, the end station of Subway line 1.
Several buses depart daily from the West terminal for Seoul, Gwangju, and many other cities in the Southern provinces of South-Korea.
You won’t find any large department stores in Sasang. Instead, there are plenty of small convenience stores (7-eleven, …) You will not starve either, there is a myriad of restaurants and small eateries to choose from.
Sasang is at the western edge of the city and is not particularly well located for any of the tourist sights. I would not recommend staying here unless you have a rental car.
How to get here by public transport? The Sasang subway station is located on line 2. This subway stop is also where you would transfer to the Light rail trains that head to the airport.
